I would give the balloon if the cash flow was enough to amortize this off within the balloon period and if seller is firm on short balloon, I would go for a win on principle only payments which is a fancy way of saying interest free.Knowing that conventional financing for such a small amount is near impossible, use that to your advantage in the negotiations.
