Most people will fall a lot at first so I would tell them wear some padded clothing.

Hey @Dylan Tettemer I would agree with @John Walker give yourself some padding for security on your numbers if you havent already.If repairs SHOULD be $20k I'd tack on at least another $5k for unforeseen things.Add a couple weeks to your rehab timeline and an extra month of holding costs, as well as figuring in for a lower rent... all this just to be on the safe side. 

If carpet pads are going to be replaced in a 2000sqft home well, you'd have to be under .60/sqft (All-Inclusive) to not run over the $1200 deposit.

. $200ish1,000 sq ft of FHA-compliant carpet installed with pad -- $1,100 vs. $2,000ish

Take a look at Craigslist, Zillow, Hot Pads etc for your area and look for comparable homes.

I have electricity and water already in the backyard and a sizeable cement pad.

I often give them a yellow pad and a pencil, and ask them to write what they expect.No matter what she says, say "OH!"

@Ryland Taniguchi  I can't tell you how many properteies I have bought off of MLS that had huge margins in them... especially In the Timber land I buy... listed by local realtor for 80k as a building lot and I take 300k in timber off of it then turn around and sell it for 100k because I put a road pad and got it perked.. all in 90 days....

Try Zillow which will pass to other sites like hot pads, etc.  

So what I’m seeing is closer to $250-$300/sf for new construction on new pad.
