I'm currently piecing together a large renovation of a 1200 sqft home in Fells Point Baltimore near Patterson park, and I will be adding 550 sqft (2 level rear addition) to the home.  

I allow the tenant 7 days to find any thing more that they feel should be added to the "property condition report", since we will visit the tenant at the property 7 days after move-in to check on things and follow-up on any questions or needs of either party.

If you do actual "improvements" to a property in the first year of ownership, they must be added to your basis in the property.

@Mark Merdita The way @Chris Mason explained it is the way I was always told, and the way that makes sense because as stated, the monthly mortgage payment is already used to determine the net profit or loss and therefore would not be added a 2nd time to the DTI calculation because then naturally nobody could qualify for a loan because it would push DTI very high.
