I am using realtor and zillow, is there a better website to find properties?

With my REI business I am still making a living with estimating.When it comes to putting my wallet on the line, I am using either bids from contractors or my experience to determine pricing.  

I am using this not only for airbnb, but also for a rental that is about 1.5 hours away from me in Baltimore... where I have two long-term tenants, but also a room that is used for short-term rentals.

I am using IRA self directed funds so tax depreciation and capital gains may not fall into my decision.

Its a relatively busy vacation destination from May-September and in December due to the local amusement park that can bring in Close to 26,000 people daily during the middle of the summer.

I prefer the quickbooks desktop (mostly because I am used to doing everything from my computer), however we use the online because we are always moving around and in different places at the same time or different time, so to stay on top of all the different transactions and expenses we use online to utilize as we go versus waiting to get to our laptop to input all our receipts and data.

They charge $35/tenant so it isn't the cheapest, but it is reliable.https://biggerpockets.mysmartmove.com/I now use the screening offered by Buildium since I am using their property management software. 

The amusing thing is, every time it reaches a new high, the "gold bears" claim that it's going to crash soon and it's time to get out.

The lower the better without being in a war zone as I am using cash.

We spend our money at the amusement parks , fishing trips , fun things .
