Yup, from the mainland, and I think the complainer is a homebody too, which makes this area maybe not so enjoyable since everything is geared towards being outside here. 

Essentially what I'm saying is if the cops are at your door in swat gear with a battering ram, its probably pretty serious, and I don't know if you have ever seen a knock and enter executed, but the knock is more of an announcement that the door is about to be smashed in than a request to open the door.

(Whether they actually move their or not is another subject...but the skinny is that the builders are already gearing up to build 5000-7000 additional homes in the area...but that's just rumor ;)I have sent a collegue request to you and would love to hear more about your experiences...seriously Sue you should start a blog about this subject!

Are you guys familiar with a carrier that is geared towards investors and insuring portfolios?

We have something called "the Wisconsin way" in my state of Wisconsin which is a helpful guide more geared towards renters rights.

It sounds to me like these tenants are gearing up to sue you, hoping to get a settlement from your insurance company.

Most importantly, it does seem like your tenants might be gearing up to take some action against you; taking photos and going behind your back to set up repairs is a definite red-flag for me.

There are some great forums on screening criteria on BP (which as you mention may be  rather geared to the "bad" info, though they also catch some good info, like good rental history or strong credit scores).
