I bought 3 beds, washer/dryer, stove, tables/chairs, a sofa or two and other misc items to fill up the trailer. 

Same with Dishwasher, Stove, Washer & Dryer.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

They get sick and you have a turn and the washer dryer breaks of folks smoked weed even though you have a strict policy against it and you have a family checking in at 3.

These things don't happen very often and they're really not losing much since they have a number of homes to manage and make money from, as opposed to us, paying the deductible and all (and recent washer dryer, fridge upgrade).

@Ned Carey Both sides I'm sure have a different story regarding what the deal was here.

If she was the tenant when you bought the house, and it wasn't made clear through estoppel agreements as to who owned the frig, is it possible it was hers anyway?

Every one of the units that were for people in wheelchairs had the lower cabinet countertops, wider doors, ramps if necessary, either a large space to wheel into for a shower or one of those side panel opening tubs, lower sinks in bathrooms, some had assistance swing arms for using the toilet (not everyone of the tenants required this feature and was quite expensive to order and maintain), washer and dryers that were spaced just slight to allow someone in a wheel chair access to both when both doors were open. 

Our STR doesn't have an oven or a washer dryer even and people are still very interested in it.
