The big thing you will have to decide is whether you want to buy in an A class neighborhood, or if you want to buy in a B or C class neighborhood where you get more cash flow but its not as trendy. 

ANYONE ADVERTISING OR CONTACTING YOU IS IN THE BUISINESS.ITS JUST A CATCH PHRASE THESE DAYS  ( PRIVATE LENDER) GIVING YOU THE ILLUSION THAT YOUR GETTING CHEAPER MONEY THAN FROM AN ORDINIZED LEGAL LICENSED LENDER.

When I worked in a fast food restaurant 40 years ago, there were several of us that used the same phrase when someone made a mistake. 

Another way to phrase this question, why shouldn't everyone go with your type of loan vs conventional? 

I cross out their nonsense and/or add a key word to change the phrase and send it back.They are specifically saying you will get your money back.

Sorry I don’t know anything about the generic “licensed bonded insured” catch phrase.

You can spin it anyway you want, and I’ll agree it wasn’t phrased as well as it could have been, but the rudeness just isn’t called for.

Rental will build you wealth over time, it will require quite a bit less time on your part, but the key phrase is over time ...

@Alexander Fichel It really is very simple, despite your confusion in the wording “2 of the last 5 years”......that phrase Only applies If you owned but Didn’t live in it for some portion of time.
