If your main reason is to avoid a tiny conveyance fee and value reassessment from the county,  there is too much risk. 

So I have a plan, and the house does have a tiny bit of cash flow when all goes well.

Anything new and highly speculative you might not want to invest at all or only do a tiny slice of your net worth so if it goes bad and you lose all the investment or most of it then the hit is not as big.

This data is expensive and not cheap. 5,000 sq ft is a very tiny commercial space.If there are many other commercial spaces available then the market is saturated right now.

Just remember, if it is true that this one guy has figured out this tiny niche, just one more person trying to do it (you) could very well make that niche disappear.

They might even be willing to let the second have a tiny amount.
