Thanks for the advice @Patricia Franciulli Yes, I have done a 1031 Exchange many years ago through Southwest Exchange, I believe they were the company that got busted for scamming their clients, luckily I wasn't one of them as I did business with them a few years before all that happened. $20K and rents for $950, do tell?

What about workmen's liens, you just bought them.If the first seller is in a scam, you can bet you'll need to prove you weren't involved and flipping to your buyer with a QCD will be hard to explain!
