There is a setting on airbnb called "instant book" where any guest can book your space without exchanging messages with you first.

If you already lived or wanted to move to one of those out of state markets, then my answer may be different ... if you were already an experienced RE investor with established, proven systems and could safely deploy those same systems out of state to more or less instantly, then my answer may be different ... but as a newbie with little or no experience, then my advice is to start in your local market.

Stress that these are minimums and just by meeting the minimums doesn't mean instant approval.My worry is these requirements are so difficult to understand for the everyday person looking for a rental that you could be missing out on good people who just don't want to deal with a rubix cube of qualifications to understand.

Especially since this is an inheritance I would be ultra careful with it.It probably took a lifetime for someone to save it for you yet it can be gone in an instant with the wrong or an impulsive decision.
