And the tenant I am referring to - the rent was always paid on time by Mom, who sure didn't want her moving back into her home with her granddaughter.What happened was, the tenant was just an irresponsible drama queen.  

Also, don't mind paying the $40 to not cause any drama.

We use ours to shield us from all the Drama.

If this happens, then at least you will learn what NOT to buy in the future.One more bit of advise, and be warned this may sound harsh but I say it because I think it is what you need to hear: stop blindly believing and following everything you read or hear on BP (or anywhere else).

Zero drama,  paid his rent on time in full every month. 

Because people who are into drama, will always have it in their lives, and will try to suck you into it, too.This is what the saying "misery loves company" means.  

Funny, its the renovated unit, with well screened good reference tenants that we've had to give notice to and have had to chase down rent for or have other drama with.

Sometimes it wasn't as clean as I would have liked and sometimes they just piled stuff by the dumpster, but I figured we were lucky it wasn't worse and gave them the cash to get them out peacefully.I only had to deal with this type of situation a few times, but it went drama-free each time.
