Funny, its the renovated unit, with well screened good reference tenants that we've had to give notice to and have had to chase down rent for or have other drama with.

Sometimes it wasn't as clean as I would have liked and sometimes they just piled stuff by the dumpster, but I figured we were lucky it wasn't worse and gave them the cash to get them out peacefully.I only had to deal with this type of situation a few times, but it went drama-free each time.
