Section 8 and low-income tend to have less financially to lose, tend to have less nice things they want to try to take care of, tend to be not clean the house as often (if you were living in a cheap dump in the dangerous projects with no job and little money, would you clean your house every week?

The biggest danger in handling other peoples money is not that the governmental regulators will find out and shut you down, it's that an investor in a deal that lost money will sue you for securities law violations.

This will make the list you pull more qualified... fewer records but better records.

Also, make sure you go with a broker that has fewer fees.

Not much competition there because few do it and fewer are good at finding the really tough to find owners.

It's a great sub-demographic within the student population - fewer incidents than with the "native" students; very good referrals to newly arriving international students.

If expenses are high vs. rents then fewer landlords bother owning rentals in that area.

When I bought it I had fewer than 10 rentals, now I have more than 40 so it makes one that's 30 minutes away from any of the other rentals a pain to deal with.
