On my block, there is a house that was renovated and it has the for sale sign up for over a year. flipping in NYC is a science and an art. not everyone can do it.

@Avery Carl listened to you on show 364 and it was definitely an eye opener on STRs, I hadn't really thought that much about them prior to the episode, with me just starting to work on finding my 3rd rental but now wow, I'm fascinated about the process.

This is more of an art than a science but good luck and you'll figure it out.

It's not rocket science. 

It's part art and lots of science (especially measuring results and acting on the measurements.)

Some will be remodeled and some will be all original.While I think the expression, "it's not rocket science" is way overused in REI, it doesn't mean you don't have to think and be smart about how you do the business. 

@Tim Puffer  Buying/selling a property is not rocket science, and involving agents increases expenses to buyers and sellers.  

Making money is an art as much as it is a science...you do not have to listen to a mantra to raise your money consciousness.
