Anyway my hopes aren't high at this point; if the seller doesn't cooperate, there's no way I'm buying the property blind.

Once you own it, you own the problem (I know, profound statement).You're probably not going to get the cooperation you want from the city, however it's worth checking yo see if a zoning variance us available. 

In a nutshell, cities that cooperate with landlords create better housing opportunities for its residents. 

But obviously that depends on the buyer willing to cooperate. 

@Charles Cooper they did extremely well during covid even though schools are online they were mostly fully leased.

The tenants were more than co-operative since it states in my lease that as long as I give them 24 hours notice it's okay.

A landlord shoudl do his best to fill the unit ASAP on the heels of the departure, but since the notice requirement is 60 days, I would let the tenant know he needs to cooperate with showings to limit his exposure.At least in Texas, you can't charge double rent, but he would be on the hook for any portion of the second 30 days of the 60 days notice interval where the house was vacant.

Hence their rejection to cooperate with US today (to increase oil production) can be viewed from that trajectory.

Also, I can't stress enough about making sure to use the services of an IRA custodian that will fully cooperate when you are ready to transfer the IRA LLC out should you ever choose to do so. 

When I said I do not want to continue cooperating this way because of the loan terms and the way property is purchased, I was told the price may be lowered if I decide to buy.
