According to Georgia rules, "property management services" mean:The provision, for valuable consideration, to another of marketing, including referring prospective tenants; leasing; physical, administrative, or financial maintenance; and overall management of real property; or supervision of the foregoing activities for another pursuant to a property management agreement.A real estate license is required to perform these services.

@Daniel K.Since the will was submitted by the proposed petitioner and I'm guessing the petitioner was court appointed as the PR (Personal Representative) for the estate, the administration process has started.The will needs to be reviewed by the court and deemed valid ~ once the will has been probated it's  terms are binding.Even before COVID some estate's are probated in as little as nine month's and other's drag on for two to three years (Depending on the complexity of the will).Realistically 15 month's is an average time table for the entire probate process.I'm guessing your contract that you previously negotiated and signed with a non representative of the estate, is void or invalid unless an addendum can be renegotiated with the PR to make the contract valid.

My husband and I have 5 doors currently but we have no vacancies and rents are appreciating in all areas of town.Although we are the energy capital of the nation and that has it's drawbacks with the current administration - I'd say we have a self sustaining community and aren't in jeopardy of another bust cycle.

Especially since we are viewed as a liberal leaning social justice state ( for better or worse ), it is exactly the opposite of what they are running away from with China.Right now Trump's administration has set refugee / asylum cap at 15k / yr ( by contrast it was 85k / yr in 2016 ).With Biden in office, should we expect the asylum cap dam to burst and a significant influx of HK money driving up the market again ?
