If they determine the act was part of a behavior pattern or you have sufficient documentation that he sold you the property under false pretenses, then they can take action including having the agent pay a penalty.

So my concern is looking for a tax reappraisal would *increase* my taxes if they go off of sales comps.Sales comps are in the $90k-120k range. The unit is 1215sqft and comp sales are going for $95-110/sqft (yes, manufactured homes with land in the same neighborhood). But all the surrounding houses are being taxed at the same $7000-8000 appraisal that this unit had prior to that absurd jump.Any advice on how to argue for the reappraisal to go back to a level consistent with the surrounding units?

if I had used the 70% rule the number would have been around 52k which seems absurd, even if just taking 70% of asking price at 56k, its absurd.

I send direct mail to acquire rentals and have spoken to bunches of sellers who were just surprised they got a call back...most are getting tons of letters and post cards (especially if they are just absentee high equity) and never get calls back...so I think there is a lot of 'false competition' out there.
