I mean insurance companies don't write 1 mil umbrellas for 300 a year if they were taking any kind of loss's in the real world..  

Our umbrella policy got cancelled because of too many rentals.

Get the correct insurance and you can add an umbrella policy if you like.An LLC gives you no tax advantages.

I would also recommend you get an umbrella policy in addition to bumping up your liability coverage to $500,000 if you haven't done so.- Make sure any plants, trees and other vegetation that surround the pool are low maintenance.

Hopefully you have an umbrella policy to protect the rest of your stuff. 

Keep it simple.Also, I would look into a personal umbrella policy for yourself and a renters insurance for any tenants 

If you have a mortgage on this property, search these forums for due on sale clause or LLC vs umbrella, or just insurance LLC.
