I bought a 3 family in the Valley Arts neighborhood of West Orange.  

When the colleges contract, all those ancillary jobs will go with it and some of the smaller liberal arts colleges might go belly-up altogether.

I am an Art Educator in my community, but also hold a RE license, and have some Property Mangagement background as well.  

@Art Maydan a lot of lenders have been buckling down on this type of thing lately.

I don't want to do it by myself, however I want at least understand deals, the art of the deals.

exact same happened on a job I was on the other day. like Charlie said, they have insurance and that's what it's for. also, sheetrock and plaster are vastly different with plaster being more of an art.
