Believe me I have been buying distressed real estate in Oregon for 25 years some of the absolute biggest pigs and hoarders live in this area.. to the extent I have had to demo over 6 homes that homeowners destroyed just living there.

IT is crazy, to demo that house would cost 70k and the rebuild cost of 2000 sq ft at 200$/sf= 400,000, so you are looking at making 1.4m-1.37m= 30k, on hard money of at least 900k.
