A tenant can dodge service, can file an answer claiming the service was improper, can claim the residence is uninhabitable requiring an inspection and can challenge the eviction in court and go all the way to a jury trial whether or not there is any basis to their claims.

I think if you're unsure about the tenant I'd ask for a slightly higher deposit, and also maybe suggest to them signing a short 3 month "trial lease"..
