You will never feel 100% ready to tackle your first deal but by taking it slow at first and developing your knowledge, increasing your network, saving more money, and building your credit (if you have to), you will be in a better position to make your first deal.

He gets to practice his craft & network instead of trying to cold call people, or spending money on lists (which he may not have if he's just starting out).Also, whenever I get emails from vendors I know bought my email, they go right into the junk folder and get reported as spam.

If you qualify with a conventional lender, I'd recommend buying and house hacking before trying to tackle a flip.
