Because repairs and renovations take so much time to shop, coordinate, monitor and document, we do charge a markup for them.Unfortunately, greed is nonstop with owners and every owner wants everything included in their monthly management fee and no other charges.So, many owners set themselves up to get screwed by PMCs that claim they don't charge markups - but NO SURPRISE they do!

A couple downsides on this one: previous landfill (looks like I'll be using some of the skill I learned on our ROC brownfield development site), currently HAS 6 DEP wells for monitoring ground water, though I'm not sure if they are active.

The on site people at a complex are going to do the day to day work, and the "property management" line on the expense line are the ones that set and check budgets, hire/fire, create tax forms, monitor legal filings, etc.

I guess my definition of a mod would be someone who monitors the forums, clears out spam, helps encourage discussion, and welcomes new members - making sure things are flowing and running smoothly.
