One lender in particular though responded quickly and answered all of my questions thoroughly without judgement.

We will make a vivid vision for our lives, speak out loud our ambitious goals and encourage one another and hold each other accountable to those goals.This will be a comfortable group to ask “dumb” questions and not receive judgement, mainly because we are probably all wondering the same thing but feel intimidated to ask them to advanced investors.

While any and all education can be valuable, there is no shortcut to knowledge, experience and judgement needed for commercial real estate investing.

I believe there is a way to get out of this situation in a fair manner, i.e, I fix the items that ought to be fixed, but am allowed to defer certain maintenance that I have the prerogative to decide, I think it is just my lack of knowledge on how to deal with the situation, hence I am reaching out for help on how to get a fair judgement.

However, when I go into grey areas while managing multiple units, that emotional judgement can get me into trouble.

.- Now the plaintiff can obtain judgement from both property A *and* property B; both are liquidated to pay damages (A covers 400K of it, and B covers an additional 100K of it) - your LLC now has a worth of 300K, down from 800K.If you had owned property A and property B in separate LLC's, property B would have remained untouched (assuming there was nothing causing the court to go after your other assets - i.e you grossly mismanaged the LLC finances or something).

The bank's lawyer will then bid it up to the amount of their judgement (loan + taxes + lawyer costs, etc).
