It's just a matter of how much extra work you would be creating for yourself and the socioeconomic status of the tenant to have that much disposable income.

With $200k down payment and servicing a $800k mortgage, people still have a lot of disposable income. 

We are getting to a point that we are considering disposing of a little bit of property here and there.

The fact that they are in probate DOES NOT mean they are pre-disposed to sell to an investor.

I am also a veteran so I have the VA loan at my disposal if that maybe changes the answer.

The purchase at 25% and closing costs uses up my disposable funds but I don’t need to tap into any retirement accounts, I also have enough to cover anything major if it occurs prior to rebuilding my investment funds (although hopefully it won’t come to that)

I've seen so many articles about starting with $0, and I know I can just follow those steps too but because of the cash flows at our disposal, is there a better starting point?
