Yes 2 of my main concentrations are probates and absentee owners.

Concentrate on getting a great deal for the first one.

As one grows in this business, you stop chasing and trying to force deals and concentrate more on marketing and making deals happen with motivated people.

But really, I'd concentrate on the name without any cartoon stuff or very simple logo like a B and an E, if any at all.

Hey Josh,I thought you mentioned possibly holding one on the other side this year to get a new mix of investors that wouldn't travel all the way to Denver.This way you generate a different concentration back and forth each year.Some do one event first of the year on one side of the country and others do the second event in the 3rd quarter of the year.I think with Denver it was your first one last year and people did not know what to expect.For me it was a scheduling issue and I plan on going this year for sure.I think more people will sign up early as well.

Lesson I've learned...Never rent to a stripper...The one dollar bills take forever to count and frankly its frigging hard to concentrate on counting anyway.

With that said, there are many real estate products that the real estate investor can buy and implement in their business that can help with automation and free up time to concentrate on other areas of their business.

With that budget size I would concentrate on out of state absentee owners.  

Highly concentrated letters to specific properties could work but the mass marketing style of attack has come and gone in regards to its usefulness.
