I would browse the local PM sites to see what the average rate is for your area. 

Their user-interface is the best that I've seen.

From my time browsing listings on AirBnB, a hot tub seems a lot more crucial to increasing income than a pool table.

A lot of people suggest professional pictures - they help immensely now that everyone browses listings online first.

This creates some space for you do reflect on their request and how it interfaces with your business model, or research the liability of a request (e.g. pool, trampoline, fire pit), or a deviation from the lease. 

Hey guys, I am new to BP but picked up this topic while browsing. 

@Myka ArtisI was just browsing the forums on STR topics and saw your comments about a site called turnoverbnb.com that I had not heard of and figured I'd give it a try. 

My plan is to set up a separate email account and office phone number to interface with tenants, but am not sure of how to present this.

I require the tenants to pay the application fee, it quickly weeds out those who are serious and want the place, or just casually browsing.  

At the same time, when browsing  listings I've noticed roommate ads for above solo-renter rates ie, that particular neighborhood rents for $1.70 per square foot and the price advertised for the room in a house in the same neighborhood would be $2.25 per square foot for the roommate's share.
