Just to put it into perspective, if this proper was located in any real desirable neighborhood in the city, you would be hard pressed to find a 4 unit in any condition for less than $100,000...Englewood and the surrounding neighborhoods are high crime areas, but that doesn't mean it can't make you money if you plan for it accordingly and have a dedicated manager familiar with the area.

I have a decent plumber, painter etc, but would like to have a deeper bench in case one is busy or just to keep them honest on pricing.

Add grill stations and benches around and maybe even a small playground if you don't have one and I think it adds to your amenities.

That's why I would be hard pressed to a an owner occupied multi.

Unless you can find extra capital to take care of the windows and other pressing repairs, I would agree with others and pass on this one for a first deal.  

But for this one I will press on for the learning experience.
