I specifically asked the agent at Liberty Mutual about that and he assured me it was how they write them when its a SFR rental and only a couple of investments by owner.  

This means, They will start seeking residence in these areas outside of our typical market but adjacent, so be well versed in these areas so we can present the right comps and assure the deals we get are correct. 

But it will assure them that even if you default in anyway on the property that they have recourse. 

I reccomend asking to see track records of their work, following up with other investors they work for and driving by some of the units they currently manage so that you can be assured your property is in good hands.

When other people are involved, when for business or "other" use, you gotta do things "up to code" and only way governance can assure that is requiring use of licensed entities. 

Of course many sellers don't realize they have no assurances with most wholesalers.

My realtor assured me the tenants would be gone at closing.Now my realtor tells me her and the sellers realtor made a mistake and these are HUD tenants and have a contract that cannot be terminated, but once I own the house, I can terminate their leases.My plan was to house hack this duplex, but I cannot do that if the units are not vacant.
