I certainly don't know it all, ....hopefully not the "pretty much anything" part, it may be a personality defect, LOL....but it is amusing.....good stuff Seth!

@Kelly ClaiborneI'm always amused at the people who say some people never take action and chastise them for it without knowing what the reason is so great that you inquired.For me it's simply been money.

I am using my license mainly for personal investment purposes and I do a little work with friends and family so it's good.I usually tell people that if you're just starting out, you might want a place like Keller Williams who will provide you with a lot of guidance and training because you need that your first year.

Still a bit pricey for me but I am used to Pittsburgh pricing.

Hi All:I am using the seller agent as my buyer agent.

I don't want to bring more than 20% down and tie up more cash so I am using a HELOC from another property to get the extra 5%.

I am going to focus on 10-30 unit buildings that are distressed (still not sure what level of distress) and try to look for buildings I can employ the same strategy I am using now. 

Add to that all the amusement parks, zoos, ocean, sports teams and venues, shopping, etc. and it's probably one of the top destinations for vacation getaways, as it's a very well rounded draw. 

Hey BPer's,I have another property under contract, this one was a little different then I am used to.Generally I would use a RE agent and closing would usually take a few weeks/months at most.
