XXI.DEFAULT BY SELLER: In the event that Seller should fail to consummate the transaction contemplated herein for any reason, except Buyer's default; (i) Buyer may enforce specific performance of this Agreement in a court of competent jurisdiction and in such action shall have the right to recover damages suffered by Buyer by reason of the delay in the acquisition of the Property, or (ii) may bring suit for damages for breach of this Agreement, in which event, the deposit made hereunder shall be forthwith returned to Buyer, or (iii) declare a default, demand and receive the return of the deposit.

I suffered from analysis paralysis myself and it took me a year to finally do something.The best way not to be overwhelmed it the wealth of information is to figure out what needs to be done first.

It was really tough and if you were an unlucky owner whose property was vacated and your management didn't know, there was a higher likelihood that you suffered vandalism.

@Troy S.Yeah I get what you're saying most wholesalers aren't really doing what it takes to be great at actually wholesaling so it suffers a bad rep I get it.

Who really suffers in this market are the first-time homebuyers who are using down payment assistance programs that simply dont have the cash at all to put upfront for due diligence even if they did want to roll the dice. 

My IRA money has grown so much better under my self-directed control than when it was managed by an investment service company suffering at the whim of the stock market.The "snowball effect" is real. 

I , too , am constantly looking for new trades and suffer like Investors.

Whenever big brother gets involved you can bet the folks at the bottom will by default suffer the most .
