Many new people, but also many regulars. 

That has been on my mind lately.If it is related to note investing, my question is, people complain about lack of inventory, but when inventory comes out, we rarely see people bidding on assets - so are people actually investing?

But my short term rentals are for people working at a refinery, not people vacationing.My logic is this: most of the people I'm renting to are accustomed to getting screwed out of their money one way or the other. 

I see people keep referring to tax strategy and buying/selling properties.

I know people handle the hiring and pay structure of their contractors differently.

Us landlords just love the people making lots of money that dont believe in buying.

I believe that a community of people grow faster than individual efforts.

After closing, we discovered that for about 5-6 of the properties, tenants had been granted "sweetheart leases", well below market rates, extending through 2027 and beyond.

I would not trust an average number.This will be very specific to your management, your lease, your leased property, the area etc.Some people have made money, but I've not heard much about arbitrage lately, and some have lost money and  not honored their lease.In general this is just a job and not an investment, so it's widely discouraged in this forum.

I'm familiar with recovery and addiction and I know some people just need to turn their life around.
