I can relate to everything you wrote, and the first and most important thing I hope you internalize is this: There is no shortage of money.I start there because you are self-limiting by stressing about money and where it's going to come from.

They get leads from a ton of sources and are never in shortage of properties.

I think anyone who was in the hilltop in the 80's and 90's still holds a stigma about it, but my husband and I bought our first duplex there in 2011 and we have never had a shortage of quality renters.  

There's no shortage of buyers that'd want a discounted house and some will also be all cash.

We had 8 families show up looking to rent our house as there is such a shortage of rentals there. 2 families offered to pay more rent than we were asking. 

Unlikely the bank will agree to a short sale if you're capable of paying the shortage or have income to pay the current payment.

Also, I do run into labor shortages from time to time, and I sub out electrical contracting work to other electrical contractors (they get paid by check out of corporate account).
