Dude is aiming for a freaking level 5 smooth finish and what I want is a level 3 rental finish at this point and please use that texture machine that is been sitting there rented in the garage for three weeks now. 

With some good analysis and a little bit of luck, you could take that equity and turn it into best case, a cash flowing, equity building, amortizing property machine, or "worst case" (but still better than your current situation), a property that is cash flow neutral but equity appreciating. 

I enjoy it, slightly, but if you're looking for a hands off ATM machine, I think you'll be disappointed.A good game plan for you would be to pick-up a few rentals, screen and install good tenants and then hand the rent collection and 2am clogged toilets over to a PM.  

It's easy to use, it has Excellent Reports with just a click of a button, and you can tell where you stand financially on anything you want to know, without using an adding machine, any time of the day, hour, week, month or year.

In the back of the building there is room to put a small laundry Room and a vending Machine or two.

I've seen some people avoid including laundry because they don't want to deal with the maintenance, but I'd rather deal with fixing up laundry machines than with bad tenants
