Hi allIs very interesting between both sides,I'm newbie and I'm learning from you guys,my first REI was in Tampa is a buy and hold property and I make some cash flow the first year ,but now I keep it for my parents to live there and take care is making good equity for my future ,but now I was looking for a property where a live close by and I guess is a good sample if I buy it and hold or flip..need suggestionsThanks!

There are 9 years is that sample with returns > 4%, thought not a single year in the sample had inflation > 4%.Do you believe that 2012 - 2027 will appreciate at same % from 1991 to 2006 or at different levels?

I prefer to use GRM for this determination.For the sample property you listed, the Gross Rent Multiplier (GRM) is 7.66, which is fairly good for the area.

It records purchase price, new valuation price, sales price, vacancy rates etc...I always look at sample reports for any software in order to consider if it will be suitable for my needs.
