She had since graduated and had sufficient verifiable income and approved her.If a similarly qualified tenant without an eviction had also applied then we would have chosen the tenant with the cleaner record, but it wasn't an automatic deal breaker for us and she's worked out just fine.

I believe them when they say that they can't pay more than $850, because they've chosen to spend their income on other things.
