If he is truly deranged or mentally unstable (possible with neat/bacteria-free issues)....you may be able to send a contractor (or multiple contractors) over to the crawlspace and leave some unpleasant smells, take pictures, and look for indications of illegal drugs.

Needless to say the arrangements were set and he was all scheduled to start the trial in Madison when the pharmaceutical company pulled the trial drug and we were left without treatment.. arrangements made were at our risk but worth the effort.

Make sure you have all your leasing forms and documents ready, holding security deposit , crime free/ drug free addendum, pet addendum if applicable, and the lead addendum (federal requirement), utility start authorization, move in check sheet, to mention the main ones.
