I even had a drug dealer ask me for more security protection. 

The building is overrun with drug dealers, dope addicts and gang members.

If he is truly deranged or mentally unstable (possible with neat/bacteria-free issues)....you may be able to send a contractor (or multiple contractors) over to the crawlspace and leave some unpleasant smells, take pictures, and look for indications of illegal drugs.

Some things we have included that we have seen common include:Makes 3 times the amount of monthly rent paymentHas 3 or more good years of rental references Has no prior evictionsHas not made excessive late paymentsHave not filed bankruptcy or been foreclosed on in the last 5 yearsHas a good credit score (any one have any specific number they don't typically go below)Does not have any drug, violence, theft, fraud, capital or sex offender convectionsHas no breeches of leasesHas no history of damage to propertyMust be neat, clean, prompt and courteous Any one have any others they would add to the list?

I give them a drug screen first, but that is another story.

I KNOW a lot of people drink, use drugs, sit around and do nothing, but there are some people who just can't make it.

I'm stuck right now with some drug dealers with 6 months on their lease, if they were m2m I could just 30 day them with no reason at all, preferable to me AND them if they're smart.

I just bought a group of duplexes with a drug dealer that has until end of July :( I'm hoping to get them out but it's soooooo much easier with a m2m lease.

Needless to say the arrangements were set and he was all scheduled to start the trial in Madison when the pharmaceutical company pulled the trial drug and we were left without treatment.. arrangements made were at our risk but worth the effort.  

Make sure you have all your leasing forms and documents ready, holding security deposit , crime free/ drug free addendum, pet addendum if applicable, and the lead addendum (federal requirement), utility start authorization, move in check sheet, to mention the main ones.
