Since the OP is in Texas, it is really of little consequence as to whether legal fees can be added or not if the judgement cannot be collected. 

Comps in the area do not have them.I will be adding separate elec. meters and doing a lot of rewiring, so even if I don't add the appliances, I may add the electrical circuits in preparation for a future flip.What is difference in rent between having a D/W disposal and not?

In the future, it may be worth adding to your lease agreement and after reading your post I know that I will be adding it to mine!

Tenant said her husband doesnt need to be added to lease agreement.  

I do not want to be added to her list.

I also have a clause (lifted right out of Bigger Pocket's The Book on Managing Rental Properties thank-you-very-much) about anyone staying longer than 14 days is someone who needs to apply and be added to the lease if they meet the requirements etc…My worry is that the company will pay the rent, have this one person on the lease and then will cycle 'visitors' through the property essentially as a short term hotel.  

If the lease does not contain a requirement of notice prior to entry, the tenant can request such language be added before the lease is signed.

If not, those will need to be added in along with other expenses.

When I wrote the lease, I put in that the lease was for 1 tenant only with no more than 1 additional to be added and that the procedure for the additional tenant would be the same as it was for the original tenant with an increase in X amount of rent so they knew when they signed the lease that should they decide to add their boy/girl friend that this is what would happen.
