also these days your competing against big money most of the time.. there will be far and few between any kind of screaming deal..we all back into profit the same way.. and when a hedgefund wants them for rentals .. then forget it.. or a one off person wants to live in it you will never beat them... so you do all this work get our money put aside.. show up and couple with a baby in a stroller walks up and pays 490k for a 510 house LOL.... ug.. thats why you have to target 20 to 100 houses a month to get a few.. who can do that on their own.now in other states NOT the west coast.. its different of course..
