On a different but equally important note, the Phoenix economy at the moment is diverse and that is actually something that gives me confidence in the sustainability of current trends.

Banks are scrutinizing loans, they have all but eliminated construction loans, some smaller investors are getting hurt on rent collection cans can’t evict.Larger investors with a diverse portfolio are somewhat protected, at least around here.

Diverse industries, academia, healthcare.. auto production and housing got hit hard in 2007 leading to phenom deals for investors with enough cash to complete rehabs and hold long term.

Market values are difficult to get a grip of with how diverse the neighborhoods are here.

Normally when investors have a diverse basket of assets, when one goes down, the rise of another makes up for it.

That is one of the reasons that getting diverse information from as many sources as possible is key to being truly educated on any subject.

The trend toward flat roofs is just silly in most areas (bc it causes water diversion problems, which then cause a myriad of other problems).

Personally I only work in the San Antonio, TX area so that is the bulk of my experience, but it's hard to go wrong targeting affordable cities with a diverse economy.
