I was going to say exactly what Rich said -- in many parts of the Atlanta metro area, if you were to give an experienced develop a subdivision worth of (even developed) lots, he still wouldn't be able to make any money because comparable resales are selling at below replacement cost.I'm working on buying some lots now, but expect that I'm going to have to hold them for several years before they will be worthwhile.

If I can make $100,000 profit on a flip, that sounds great in theory, but if I have to invest $2 mil for 1 year to get $100,000, then the return doesn't sound so fantastic.Now if I am making $100,000 on a $200,000 investment in 3 months, then that's something to get excited about.Even your clients that only care about the actual profit, I would think that they are calculating ROI to make their investment worthwhile.

The class experience was very worth while, but in my case the license is not.
