Most ADU additions add less value than the hands off cost of the ADU addition. 1) to have a $100k ADU addition (tough to add hands off ADU at this price) add $200k of value would be unusual. 2) to add 2 ADUs for $200k (tough to add 2 hands off ADUs at this price) that add $600k to $700k of value is real unusual.

What this does not take into account is tax on earnings (I'm not sure how this is taxed), keeping the full amount invested at 13% for 20 years with a steady stream of investors to lend to, inflation & I'm sure there are a bunch of other things..Building up a rental portfolio will require more work initially, is much more uncertain as to outcomes but will potentially provide larger returns & I'm sure be more interesting.I realize this is a very broad conversation however I would like to here others thoughts on what they like or dislike about either option.

But the labor costs wont affect the flooring costs which will be static nationally more or less.Also, if its a lower class rental, doesnt seem that unusual.

While the forbearance may be being offered, it could make it harder down the line to secure loans as you look to grow your portfolio.While these are certainly more uncertain times than normal, I still believe you can successfully underwrite deals.

NO WAY would I pay the fee, when they are the ones receiving an unusual convenience.Quite frankly, the tenant might be paying rent with their credit card just for points/cash back.

If we work under the assumption that ONE sale would drive down the market (which would be a little unusual but let's work it for a moment) and then you would buy future land for LOWER price points...that's a good thing if you are a "buy and hold" investor.
