(I have not signed and returned a copy to the tenants) Within the past week or so while renovating the vacant unit, Ive noticed an unusually high amount of activity pertaining to one of the occupied units i.e. vehicles stopping at the property for short periods of time, the tenant leaving as a passenger in a vehicle, then returing on foot, different people coming and going on foot.

I have never heard of anyone paying 12 points (which this basically is) however I know people that do it as low as 1% (myself included) most places I see are 1-2% and most charge some paperwork fee.

NOI, and by extension the cap rate allows people to compare 2 different assets.The amount of leverage an investor uses, and the rate at which he borrows, and the length of time they have to pay back that debt are completely independent factors from the asset.

Things like septic pumps burning out, steam room dying, guests catching the grill on fire and leaving burn marks on the hardi siding, emergency bug treatment, above ground pool which is ridiculously hard to manage in our heat & having no time to deal with it if it starts to go, laundry & drying time for all the towels and linens, etc, etc.There are plenty of things we can and will get better at, but I'm prioritizing the stress level of my people as well as the very near disasters we've narrowly avoided, over the little bit of extra revenue we'd generate.

There was huge demand this year and not much lasted more than a week on the market if it was priced right.As for traditional rentals muskoka is a great market because our average family income is around 59,000 per year leaving a large portion of people in that lower income level.
