Something to consider in a wild market is to do lock box showings.

If for instance you dont like the call feature (due and payable) of the commercial you may be able to negotiate it for a higher rate or more points or some other factor to counter act the banks risk.The point of the story is with commercial or portfolio financing its like the wild west in terms of terms so you really have to be careful but with conventional loans its plain vanilla 30 year fixed no pre pay, fixed payment, all 30 year terms, 30 year amortization, etc.

I decided to research and see what affluent, financially free, and wildly successful RE investors have already done for decades upon decades.

For some reason it just scares me- wld love to hear how to avoid this or any tips because I know it can be wildly successful too.  

Also, we get wild fires a lot, and where ever there was a fire in the summer, there were floods in the winter.

That's wild to imagine having 100 properties at one time but that's the goal!

Not everyone takes the same information and does the same thing with it...and there are a number of reasonable reasons for this.Also, not every wildly successful person, in any field (including REI...maybe especially REI), was successful 1st time out.  

That's a big wild card.
