I am wondering when the option is exercised, and let's say the contract starts in October do I take the CPI W that's released by Social Security in the beginning of the year and in October of the option years adjust it up with that rate?

. ;-)That said ... roughing out an exit strategy ... or strategies ... is a good exercise and something you should always have in your back pocket.  

Doing so is technically a change in ownership and triggers the "due on sale" clause in the mortgage but it is up to the bank to exercise the clause.

I believe this conversation is going in circles now, but I will ask you to just do a quick paper exercise to see if you hold the same view.
