Rental income disproportionately drives property performance.2)  Establish a sale value at the end of the hold period and incorporate these sales proceeds into the cash flow analysis that you developed in #13)  Establish values for the "big three" performance metrics that would be acceptable to you given the level of risk that you are assuming with the acquisition:  cash-on-cash return(CoC), IRR, and MOIC (multiple on invested capital) 4)  When you have projected the cash flows that that property will produce, and established what returns are acceptable, then you can solve for the purchase priceI hope that this helps.Good luck with the analysis possible acquisition.

The creditor would likely attack the primary LLC or any and everything linked to it.If utilizing a Series LLC to execute a contract with a third party, you may have to include language in the contract that specifies the governing law as that of the state where the series was incorporated and raise the issue accordingly in court.

You can also look at which ones may have a better potential sell versus COR - cash out refinance.If you incorporate a good agent into the mix you might be able to get the timing down to sell and purchase using the 1031 exchange to avoid the tax hits.

However, it does not make sense to incorporate your living expenses when determining the strength of this asset and this number is therefore irrelevant.I suggest evaluating the strength of this asset as if both sides were being rented out.

Your own excel model is the best because it will incorporate your own deal structure, financing, and goals, but a strong starting point is the SDA and accompanying videos that @Charles Seaman mentioned.If you're not interested in excel, there are a plethora of online models.
