We replaced the deck on our rental house in 2016, but to make a long story short, we made a number of individual payments for various parts of the deck.

The association replaced some lights and siding and did a back deck repair on them while I owned it, but I ended-up replacing a bad garage door and air conditioning condenser because those items were not covered.With an HOA, your fee is supposed to go to ongoing maintenance and some larger replacement items, BUT.... if the HOA is bad at managing their money and/or they have a bad balance sheet you could and likely will get stuck with the bill as a special assessment for your portion of that capex item.

Shingles and decking boards.. if it wasn’t for my inspector almost falling through into the attic space I would have never known the decking boards were the old-school, super thin decking boards.

This is our real estate investment firms first renovation from start to finish.Some of the highlights:- Converted deteriorated 3-season porch into covered deck- All new interior doors (closet doors were used where traditional doors should of been used)- New front door, front and rear storm doors- Repainted kitchen cabinets, new hardware, re-finished countertops (thanks rustoleum)- New Trafficmaster vinyl tile floor in kitchen- Refinished dishwasher with appliance paint- New Fridge and Range- Painted the whole house (Glidden Duo)- Cleaned up hardwood floors- New tile in bathroom and kitchen- Repainted and put new hardware on vanity (bathroom)- New hardware/locksets on all doors- Drylocked basement walls and unfinished it (water damage)- New carpet coming for basement (not pictured)- New electrical box, outlets, switches, light fixtures- New roof (house and porch)Too many pictures to post on here.

I own a large tractor with a box blade and loader that I can work pretty well.A neighbor has a dumtruck to haul fill dirt, and there is a place that delives crushed rock not too far away for a decent price.Need some advice, any questions welcome.thamks!
