@Josh Crockett also consider that as a buyer if you hit that magic 10 mortgages you can’t get traditional financing so sometimes either before and certainly after you get to that point seller financing just makes more sense.

@Kevin Gregg I'm NOT an accountant but I'm pretty sure that  if you are using the income generated to pay down principal on the loans you'd have to report that money as income and even if you were generating losses by the magic of depreciation you should have had a schedule K so you could write off the losses.
