Plus one room of carpet is ruined beyond saving, blinds are broken/missing, screens knocked off the house, window sills torn loose and the list goes on.

@Brian Greeson so sorry to hear that you're dealing with crappy neighbors and it seems to be ruining the quite enjoyment of your good tenant.

Most just pay it because they don’t want to ruin the relationship with the vendor. 

He ruined the place, more than normal wear and tear on floors, walls and bathrooms.

If you browse the bp forums, you can easily find stories where contractors have ruined projects for their client or the stories about tenants from hell.

And even if they did, you wouldn't really want your tenants installing their own AC units and potentially ruining your windows, siding, and interior walls.

Once I cut and installed laminate myself and I ruined a piece and it took a whole day.

@Juan Figueroa - check where you formed your LLC if you are required to pay annual tax or fees, many people miss this and it ruins the entire reason of forming one since if you don't pay, you don't get the legal protection! 

And then this storm hits, so we have what, 150K+ homes ruined, meaning there are now another 150K families out there competing for those rental properties.  

It looks great and you can get it wet without ruining it.
