HELOC is being treated like a consumer loan and not a mortgage.Fast forward to 2014, these identical condos are selling for $300k-$325k while duplexes are selling for $550k-$600k, and 4plexes are selling for $950k-$1M.

For HUD-VASH (the VA run program to help vets with Section 8 vouchers), the paperwork and standard of unit is virtually identical, but with the added support of your tenant having an assigned social worker who regularly visits them at their home, and occasionally will bring in other service providers if needed. 2+ Bedroom units tend to be in much lower demand for HUDVASH though, so bear that in mind if you're purchasing an SFR.

If you are buying a SFR, you probably don't need this policy until you move and turn it into a rental.Another option I've heard of but not practiced is to acquire the property through a trust (as opposed to or in addition to a LLC) ... this if done carefully may protect your name/identity from being on public record as the owner and may provide some protection through anonymity.

If you use a good background screening system, it should verify identity for you with a name match, social security match, date of birth match, etc.
