Practically every rent collection software offers this service: Burbz, Cozy, Tenant Cloud, Turbo Tenant, etc. 

Therefore, although the gambler may win in the short term, if they play long enough they'll always go bust.Is the casino (house) gambling or investing?

I would use an accounting software like Quicken or QuickBooks self-employed.

Cozy and most rental software companies offer the 'Same Day' processing for a few dollars. 

I have also thought about looking in CT at a beach front property that is near the Casinos to hopefully get more year round potential.

For a single unit landlord, it's not bad.Landlord Software:  There are several software companies out there who provide rent collection; some free and others charge memberships. 

I developed an MS Access database that does exactly what every investor needs to analyze thousands of properties, do direct mail, bulk, email  write offers and a lot more, but there seems to be some sort of problem where it is said that I am 'self-promoting' if I give the software away, free.

I do not use it and do not recommend the software.

I am in need of a lead routing software for a real estate brokerage.
